Speaking To a Lender

They will provide you with all the information needed in order to qualify for a loan and what is the amount that you are qualifying for. The lender will need your social security number in order to run your credit.

 

Contacting a Realtor

Now you are ready to start working with a Real Estate Agent I will be here to guide you, to answer questions and to  walk you through the entire process up to the closing date. My goal is to make you feel comfortable with me and to answer any question or concern you might have. 

 

Looking for a home

As your agent I want to know what you want and need, is especially important. Let me know what is it that you are looking for? What does your future home need to have in order to be the one for you and your family? How many bedrooms? bathrooms? yard size? ect.

 

Making An Offer

You found the home! We work with you to put an offer together. Talking in more detail about your down payment, and what contingencies you may have. We discuss the Good Faith Deposit with any offer. This can range from $1,000.00 to $10,000.00 or even more depending on the sale price and you. The deposit check is made to a neutral company we call “Escrow”. We also discuss a Termite Inspection. This process usually can take about an hour to two.

 

Contingencies

As a buyer you normally have a Contingency period, usually is about 17 days. In this time period you have the right to review all reports, disclosures and do any inspections you would like to make. WE highly recommend a Home Inspection. Price range can vary from $500.00 to $650.00 depending on the size of the home. This is also the time you shop for home insurance. 

Appraisals

In the same 17 days of your Contingencies period if you are getting a loan, your lender will order an Appraisal. This is a cost for the buyer, and it ranges $500.00 to $700.00. Your lender will tell you the exact cost. This is a professional opinion based on comparable to determining price. You will receive a copy of the report as well will your lender.

Loan Approval

Lender approval of loan usually is in 21 days. This is an exciting day as now you are told by your lender you are approved, and the home is approved as well. You can start making plans with confidence that you can move forward. You will be able to give your 30 notice. 

Closing Date

This is the day when the funds for your new loan comes to escrow after this escrow records the property with the county under your name. This is the day when I give you the keys to your New Home.
